    We ultimately walked away from a transaction today involving Maria (as a seller) due to serious concerns around transparency and conduct. Our agent from Jade Realty told my fiance and I we would meet him at the property she was selling (that we were deep under contract for) along with a contractor to review FHA-required window repairs. However, when we arrived, only Maria and our agent’s associate were present — no contractor and our agent was suddenly "out of town" with no notice. This immediately raised concerns about who was actually responsible for the work and how it was being handled. During the process, Maria first presented herself as the "builder" and as the source of unlicensed construction quotes. However, I had researched her early on in the home buying process and immediately recognized her as the seller and a licensed realtor, which made this representation concerning and deceptive. As a buyer, you're not supposed to be in direct contact with the seller. You handle deals with them through your agent. As a realtor, Maria should know this. The property required egress window modifications after failing FHA inspection. Maria initially stated she was not going to pull permits for the window work required by FHA, and verbally said to us that she didn't need to 🚩. She also proposed unusual window placements, including adding windows directly next to existing ones, explaining that doing it HER WAY would “save her money” and better fit “her budget.” When we raised concerns about code compliance and aesthetics, we were told that if we wanted the windows done differently ("our way", the CORRECT way), we would have to pay her for the difference, despite these being FHA-required repairs that are 100% the seller’s responsibility. This felt, to me, like a manipulative tactic to pressure us into helping her pay for work she was always intending to do, which may cost her tens of thousands of dollars. When asked for her company name, she stated “EPAL Windows,” which is a window brand, not a contracting company. Again, deceptive. When we asked about repair timeline, Maria claimed the window work would take about a week because she conveniently already had windows ready to install, even though our consulting licensed window contractor later indicated that this type of work typically takes much longer when done properly with permits and inspections. As buyers using an FHA loan, we expected clear documentation, permits, and transparency around required repairs. This was not our experience with Maria. Her property is beautifully retouched on the surface and advertised on her IG as "ready to move in", but there were other structural repairs that indicated it was not. And her lack of transparency around using licensed contractors tells me her crew may have cut corners in areas of renovations. Buyers should do their due diligence in researching their rights as home buyers, ask detailed questions, and not rely solely on how a home looks cosmetically, especially when required repairs and compliance issues are involved. Edit: regarding your response, you heard us asking what the name of your contractor company was called, and you spelled out "EPAL" windows. I also never claimed element realty represented me as a buyer, Jade Realty did. our review reflects our direct experience during the transaction and the interactions that led us to walk away. While representation roles and disclosures may have been documented contractually, our concerns were centered on transparency, process, and how FHA-required repairs were discussed and handled in real time. We shared our experience so other buyers, especially those using FHA financing, understand the importance of asking detailed questions, researching their rights, and ensuring required repairs are clearly documented, permitted, and executed properly. Ultimately, walking away was the right decision for us, and the review stands as an account of that experience.
