Fall is one of the most underrated seasons to sell a home in the Rio Grande Valley. While the rest of the country sees buyer activity slow down as temperatures drop, South Texas operates on its own calendar. October and November often bring some of the best weather of the year to the RGV — mild, breezy, and far more comfortable than the July heat that kept some buyers off the road. Serious buyers who were waiting for cooler weather are now actively looking, and they tend to be more motivated than the casual browsers of spring and summer.

Know What the Market Is Actually Telling You
The first thing every seller needs to do before listing is let go of the number in their head — whether it's what they paid, what their neighbor sold for two years ago, or what an online estimate says — and look at what comparable homes are actually selling for right now.
In McAllen, the median sale price is approximately $287,000, up 10.3% year-over-year. In Edinburg, the median is around $272,000, up 11.6% year-over-year. In Brownsville, values have surged dramatically over the past several years and continue to rise as SpaceX and Saronic drive demand for Cameron County housing. Harlingen remains one of the most stable and consistently active markets in the Valley.
But medians are averages, and your home is not average — it is specific. Its price depends on your neighborhood, your lot, your finishes, your condition, your square footage, and how it compares to the specific homes that have sold in your immediate area in the last 60 to 90 days. That is what a Comparative Market Analysis (CMA) from a local agent gives you, and it is the most important number you can have before you put a sign in the yard.
Pricing Strategy: The Single Most Important Decision You Will Make
Here is the reality of how pricing works in the current RGV market: homes that are priced right sell. Homes that are overpriced sit — and the longer they sit, the more buyers wonder what is wrong with them.
In a market where homes are averaging 88 days in McAllen and 89 days in Edinburg, an overpriced listing is easy to spot. Buyers and their agents can see how long a home has been sitting. Days on market is a signal, and a high number works against you in negotiations.
The goal is not to price your home at what you wish it was worth. The goal is to price it at a level that attracts multiple qualified buyers within the first two to three weeks, creates the best possible negotiating environment, and gets you to closing. Buyers who were on the fence at 7% are re-entering the market at 6.2%–6.3%, and some are locking in now in anticipation of continued rate movement. That renewed buyer pool means more eyes on your listing when it goes live.
Preparation: What to Do Before You List
You do not need to renovate your home to sell it. But there is a short list of things that consistently make the difference between a home that photographs well, shows well, and generates strong offers — and one that sits.
Curb appeal is non-negotiable. Buyers decide how they feel about your home before they walk through the door. Fresh landscaping, a clean driveway, a painted front door, and trimmed trees cost relatively little and return disproportionately in first impressions.
Declutter and depersonalize. Buyers need to imagine their life in your home, not feel like they are walking through yours. Clear out excess furniture, pack personal photos and collections, and give every room room to breathe.
Address deferred maintenance. Leaky faucets, broken outlets, stuck doors, and visible cracks in ceilings are not just cosmetic — they give buyers ammunition to negotiate down or walk away after the inspection. A few hundred dollars of fixes before listing can save you thousands at the closing table.
Professional photography is mandatory. In the RGV, the overwhelming majority of buyers begin their home search online. Your listing photos are your first showing. Homes with professional photos sell faster and for more money than homes with phone pictures taken in the dark. This is not optional in 2026.
Staging helps even in a hot market. You do not need a professional stager (though they can help). Clean, freshly painted walls in neutral tones, good lighting in every room, and strategic furniture placement that emphasizes space and flow are the baseline.
